I just received an email from Hristo requesting the payment based on 10 euros per sq ft......It used to be 5 euros per sq ft.

"The maintenance fee is still including only maintenance and upkeep of the communal areas. It has been doubled though because it is no longer possible for us to peform the maintenance of the communal areas only for 5 EUR per sq.m. This amount is insufficient. All of our other developments in Bansko are paying 10 EUR per sq. m. for maintenance of the common parts and after a few meetings our managers have decided that we should as well increase the maintenance fees at Grand Montana if we would like to continue to provide high-quality services there."

According to the initial contract , neither party can change this unless mutually agreed. It does appear strange to me that they can arbitarilly change the amount without any discussion or recourse.

Any thoughts?

So why are you shocked Steve? How was yours calculated? What are your thoughts on the maint fees?

Hi Richard,
I hope you are well.

They have charged me over 500 euros for my heating bill, but the property was only rented for 34 nights.
I don't know how they calculate it, but I think it is probably cheaper to not rent it out.

Steve,
That sounds outrageous...just like them requesting 10 euros a sq m for service charge. I suspect that they are desperate to claim as much as possible bearing in mind their financial situation. I think the appts have water meters and possibly electric meters so best to check. Have you paid the service charge yet or did they just take it off your rental income?
